The valley tracts: the easy file

Riverside and San Bernardino's newer master-planned communities stack every advantage an application can hold: recent construction to current code, this-decade roofs and systems, hydranted streets, and flat parcels far from fuel. Carriers compete for these homes, which turns the 20–40% carrier spread into the IE homeowner's main event — the difference between quotes is pure shopping. If you bought new, keep the builder documentation; new-construction pricing is a head start worth preserving with honest answers at every renewal.

The era-built exception: the IE's older cores and first-ring suburbs carry the same systems questions as anywhere — 1960s–70s neighborhoods meet the aluminum wiring question, and everything meets the 20-year roof line eventually, faster under desert sun.

The foothills, passes, and mountains

Climb toward the foothill communities, the wind-swept passes, or the mountain towns and the WUI file opens: parcel-level wildfire scoring, brush questionnaires, and protection-class questions where fire response runs long. Commute-driven occupancy — long-commute households and multi-generational arrangements are normal here; answer the occupancy and family-count questions as they are, since our application and every carrier's ask directly. Outbuildings and acreage — semi-rural parcels carry shops, barns, and ADUs that outgrow Coverage B's 10% default; count the structures honestly.
